Our relationship with both the Hamilton Airport, who was our JV partner, and the Waipa District Council was critical to creating and enabling this major business park south of the city. We worked particularly closely with the council to achieve critical external infrastructure provision of a complex site.

Approach

Our approach to a governance regime was a key success factor in delivering the development, as there were numerous times when the objectives of Hamilton Airport were in conflict with those of the JV. A disciplined execution was also key to securing Visy to the park, a pivotal step for the development.

Utilising our experience and learnings from developing the award-winning Highbrook Business Park, we targeted the growing Hamilton industrial market, specifically seeking out land in the Waipa District Council area which carried significant cost advantages.

McConnell Property has managed the development of Titanium Park from its inception and land rezoning over a decade ago. This business park had great potential from the start: a natural transport hub, adjacent to two state highways, immediate access to Hamilton Airport and centrally located to Waikato agri-business. The unique zoning made our master plan for the 75ha Titanium Park cost effective for a dynamic mix of businesses. As a result, the Park has created a significant employment zone to the south of Hamilton, attracting tenants such as Visy and Torpedo 7.

Titanium Park upheld key sustainability outcomes including ground soakage disposal of stormwater. The design guidelines encouraged other sustainable practices including rainwater harvesting and reuse, as evidenced by Visy’s substantial water treatment and reuse facility.
