Taking control of a troubled development is always complex. KordaMentha was engaged by the secured lenders to complete the project and McConnell Property was brought in to provide the necessary local development capability. Gaining a trusting relationship with KordaMentha was key in achieving efficient decision-making which resulted in re-establishing project momentum.

Approach

Managing a physically demanding site with multi-faceted work faces, completing design, consenting, delivery and commissioning to facilitate settlement proceeds required a very rigorous project approach. Furthermore, holding the confidence of all stakeholders on the project, including Hilton and other third-party operators was integral to the successful outcome.

Outcome

The Kawerau engagement was a true test in our execution capability given that we had to deliver on a bold promise by the previous developer, creating a very special visitor precinct in the Queenstown region.

A 180 room Hilton Hotel; A 98 room, 4-star hotel; and apartments in stunning Queenstown.

Kawarau Village is a premium example of alpine living, incorporating internationally branded hotels and luxury waterfront serviced apartments. 

The development comprises both the Hilton Queenstown Resort and Spa and Kawarau Falls Hotel, and four separate apartment buildings. The Lakeside Residences comprise luxury 4.5 star, 1-2 bedroom apartments. Three other residence buildings at the top of Kawarau Village provide 2-6 bedroom apartments. An impressive selection of dining, health and wellness retreats and leisure activities are also included within the village. 

Sustainability outcomes were at the fore, including the utilisation of the lake to provide an energy-efficient water cooling mechanism for the development. Bank of Scotland International appointed KordaMentha as receivers with McConnell Property engaged as Development and Project Manager.
